How can I visit a property?

Call the number on the listing directly or click here to contact us through the contact page. After receiving a request, we'll quickly organize a property viewing. Our goal is to make sure you'll find your dream home.Please note that we are required to provide current tenants at occupied properties at least 24 hours’ notice prior to scheduled showings.

Is it possible to apply for a property that I haven't viewed?

We prefer for all applicants to tour the property in person. If impossible to view before applying, you will need to ask our team about leasing details when submitting the applications. If approved, a sight unseen addendum will be included in the lease agreement. It's important to see the property instead of only looking at the photos. The photos serve as an approximate representation. Applicants should check whether the property matches their expectations and needs.

What approval process will you use to approve my application?

Guidelines will be clearly outlined, or articulated, and easy to understand in the tenant application. Minimum company policies include 600 credit score, verifiable income 3 times the amount of rent, and no past due judgements associated with residences, utilities, auto loans, etc.

What am I committing to when I sign a lease agreement?

A lease is a binding contract and is enforceable under the provision of contract law. All property negotiations and/or changes to the lease agreement should be discussed and signed off on the lease agreement.

Am I allowed to have a roommate?

Yes, but every roommate needs to qualify for the property on an individual basis. They can get approval by using a rental application form and submitting an application fee. Skipping any of these steps violates the lease and could lead to termination.

What's the pet policy?

The pet policy depends on individual property and lease agreement. You must notify our team of any pets during the application process. If you are already occupying a property and want to add a pet, please contact our office first. We will process every request separately depending on the lease terms.

When do you increase the rent?

Rent increases may occur upon the lease renewal. Of course, it doesn't always increase. Our analysis accounts for the property owner's requests and relevant market conditions.

What is your security deposit policy?

The security deposit equals one months' rent and may vary based on the individual application up to double the monthly rent. You need to pay the full amount upon lease signing or the property will stay on the market. Deductions from the security deposit will be clearly defined in the lease agreement. Per Virginia State Law, security deposits are disbursed no later than 45 days after the termination of the lease unless damages exceed the security deposit.

How do the rent payments work?

Your rent is due on the first day of every month per your lease agreement. We offer a tenant portal that allows you to pay your rent online. Use Tenant Login to view your account balance as well. Please note that cash payments aren't accepted due to security reasons.

When do I have to give the notice to vacate?

You need to give written notice per the lease agreement. Usually at least 60 days before terminating the lease unless otherwise stated.

What happens if something breaks or leaks in the property?

Maintenance requests need to be submitted in writing (preferably through the tenant portal). Your Property Manager will contact you to coordinate the request.

When can you come into my home?

Proper notice is stated in the lease, in most cases, it is 24 hours unless there is an emergency. Hired contractors may enter the property for specific maintenance with proper notice and approval of the tenant.

What kind of situations are emergencies?

Emergencies threaten human lives and/or cause property damage. For example, a burst pipe flooding the home and a broken heater during winter months are definitely emergencies.

Do I need renters insurance?

Yes, all the tenants need to have renters insurance before moving in. You must show confirmation of a renters’ insurance policy with Broadsight Realty as additional interest before receiving possession of the property.
